Nostalgic value is really only applicable if the nostalgic trees are still there. Replanting them will be 10+ years before they're relevant again. What are you going to say when you tour-guide players who haven't seen the course before: "Well, if you image the three trees that used to be there, there, and there... this hole used to be moderately challenging."??
Houston currently has an abundance of "moderately challenging" (is Moffitt even that hard?) courses. You can dial down any course's challenge level when you have the budget for multiple sets of tees.
